Property with 2-4 bedrooms £60

What does this include?
Fees apply from 6th February 2009 until further notice and include assessment of property for domestic energy
assessment purposes, preparation of Energy Performance Certificate, all certification scheme charges for registering and lodging
the EPC with the government’s approved body and professional indemnity and public liability insurance.
What does an energy
assessment involve?
An energy assessment involves visiting the property, measuring all rooms and drawing a floor plan. A visual assessment
of the construction and heating system is made (eg. walls, floors, roof, loft insulation, boiler, heating controls
etc). The assessment normally takes 30 to 45 minutes depending on the size and complexity of the property. Larger
properties can take up to 2 hours.
The information obtained is then input into government approved software which then produces the Energy Performance
Certificate and any recommendations. When we are satisfied with the report and recommendations, it is then lodged on
the central register and no further ammendments can be made.

Floor Plan Service
According to Rightmove, properties marketed with a floor plan, generate 30% more interest than properties without one.
Bide&Co can provide floor plans for properties up to 4 bedrooms from as little as £25 when ordered at the same time as
an EPC. Plans can also be provided for larger properties and these are charged depending on the size and complexity
of the property. The plans are suitable for incorporation by an Estate Agent in the sale particulars. See Below
for an example floor plan. If you require a floor plan, please mention this when ordering an EPC.

with the NHER Accreditation Scheme (NHER001279). John has many years experience in the construction and
renovation of dwellings having been an Architectural Technician and the Manager of a Local Authority Housing
Grants & Energy Advice Team.
