When is an EPC Required?

An EPC is a legal requirement when a property is sold or rented out.  It is the responsibilty of the Vendor or Landlord to ensure that one has been prepared and this must be made available either to the prospective purchaser or tenant as the case may be.  An EPC is valid for 10 years.

What does an energy assessment involve?

To produce an Energy Performance Certificate, an energy assessment involves visiting the property, measuring all rooms and drawing a floor plan.  A visual assessment of the construction of the property and heating system is made (e.g. walls, floors, roof, loft insulation, boiler, heating controls etc).  The assessment normally takes 30 to 45 minutes depending on the size and complexity of the property.  Larger properties can take up to 2 hours.

The information obtained is then input into government approved software which then produces the Energy Performance Certificate and any recommendations.  When we are satisfied with the report and recommendations, it is then lodged on the central register and no further amendments can be made.
